Preservation Iowa's 2020 Most Endangered List: Mohawk Square / Former High School, Cerro Gordo County

The building now known as Mohawk Square located at 22 North Georgia Avenue/220 E. State St. served as the Mason City Senior High School from its construction in 1917-1918 until 1967. Noted composer and conductor Meredith Willson was a member of the first graduating class in 1919. The former school building was designed by architect J.H. Felt of Kansas City in the Collegiate Gothic style with a strong Romanesque style and a touch of Gothic influences. It is a contributing structure to the Downtown Mason City Historic District placed on the National Register of Historic Places in 2005 and is the only surviving structure of a larger campus of school district buildings once located on the east side of downtown.

The school was also home to the Mason City Junior College from 1918-1955. After the high school was relocated, the school district and junior college continued to use the building for school activities. In 1978, it was purchased by the current owner and converted into offices at which time the original windows were removed and the openings infilled and the interior space was gutted and subdivided. Today, some of the original interior survives in the stairwells and what was once a 1,000 seat auditorium.

Now the future of the structure is in question after a series of heavy thunderstorms in May 2018 caused a support beam in the roof to collapse leaving a large hole. The building envelope has not been thoroughly sealed since and precipitation continues to infiltrate the building. Tenants have relocated and the building is now vacant.

Recently, the owner has indicated an interest in selling and the City of Mason City has taken an active role in identifying potential buyers with the goal of adapting the structure for combined residential and commercial use. In the meantime, a consulting engineer has determined that the roof is repairable and once repaired the mold and mildew remediation can begin. The current owner is working with the insurer and contractor to design a repair plan.

Preservation Iowa’s Most Endangered Property program was started in 1995 and implemented to educate Iowans about the special buildings and historic sites that are slowly and gradually slipping away from us.  In the past 20 years, Preservation Iowa has designated over 140 archaeological sites, churches, landscapes, and a variety of other buildings.
